The Fund’s investment goal is to provide attractive, risk-adjusted current returns secured by real estate. The Fund focuses on secured loans relating to short-term rehab, acquisition, construction, and bridge financing for non-owner occupied residential and commercial properties located in Florida, Kentucky, South Carolina, and other states.
Few comparable asset classes can deliver medium to high single-digit returns while being uncorrelated to stocks, bonds, and other technically-driven sectors. Moreover, the short-term nature of these mortgage loans limits the Fund’s exposure to fluctuations in real estate values.
Additionally, the mortgage loans are first lien priority mortgages, all backed by real property and are typically valued at less than 75% of the property’s value. This provides a low loan to value in which establishes protective equity.
We require insurance on all properties with the fund listed as loss payee. This means we get paid first if anything was to happen to the property. We also require lenders title insurance to protect against any other liens or encumbrances.
