The Loan Process

Coastal Equity Group is your one lending source for your real estate investment needs. We offer loan programs for investors at all experienced levels. As a Hard Money Lender, our loans are based on the actual asset. The asset is appraised on an As-Is and/or After-Repair Value by either a BPO and / or an Appraisal.

Our team will evaluate the project and the experience of the investor to ensure the property fits our company’s guidelines. Together, our team can walk you through the pre-approval and lending process.

Investors can be pre-approved in as little as one day, and closing can occur 5 to 7 business days after all required underwriting documents have been received and approved. We encourage our Borrowers to get pre-approved so we can work as proficiently as possible once a property is under contract.

Loan Programs

Fix & Flip Loans

For investors purchasing distress properties and would like to resell within 12 months.

– up to 85% LTC and up to 100% construction costs

– 12-month Interest Only loan

– No Prepayment Penalty

– 1-4 unit residential properties

– Option to Cash-Out or Rate & Term Refinance

Bridge Loans

For properties that have minimal to no rehab and are in need of a faster closing.

– up to 75% LTV

– 12-Month Interest Only loan

– No Prepayment Penalty

– BPO if the loan amount is under $250,000 

– As-Is Appraisal if the loan amount is about $250,000

Rental Property Loans

Coastal Equity Group can help you scale your rental property portfolio. We offer both single or
portfolio rental loans. 

– Up to 80% LTV

– 30-year fixed rate loan

– Up to 75% Cash Out Refinance

– Up to 80% Rate and Term Refinance

– $100,000 Minimum As-Is Value

New Construction Loans

This loan program is for ground up construction loans for vacant lots or tear downs properties.

– Up to 85% LTC

– 12 or 18 Month Interest Only loan

– No Prepayment Penalty

– Option to Refinance into Long-Term Rental Program

Transactional Funding

This loan program is geared towards wholesalers. This is for the real estate investor who flips contracts and needs someone to fill the void of the A2B Transaction so they can complete the B2C transaction with the end buyer.

Multi-Family Loans

For investors that are purchasing residential properties greater than 5 units.

– Value Add – distressed multi-family properties that need capital and rent increases to stabilize and bring value to the property.

– Bridge Loan – For investors purchasing turn-key properties that are need of seasoning before long-term refinancing.

For Borrowers who have just started their investment career in real estate and have funded four or less deals with Coastal Equity Group.

  • 4 or less projects funded with Coastal Equity Group
  • Up to 80% LTC (Loan to Cost)
  • Up to 100% of rehab price funded
  • Up to 65% of Total Loan of After Repair Value

Advanced

For borrowers who have had 4 projects funded with Coastal Equity Group and ready to take on multiple projects on at the same time.

  • 4 or more funded with Coastal Equity group or a proven track record of 6 or more projects in your personal name or entity name.
  • Up to 85% LTC (Loan to Cost)
  • Up to 100% of rehab price funded
  • Up to 70% of Total Loan of After Repair Value
