Ideal for an someone who would like to pull cash / equity out of their property. Property must be leased.

Rate & Term Refinance
Ideal for someone who is currently using a hard money loan to renovate a property and would like to turn it into a long-term rental hold. The hard money loan is refinanced with our long-term rental loan program.

The Process
Our Loans are based on the actual asset. The asset is appraised on an as-is value appraisal. We lend up to 80% of that value and up to 100% of the DSCR (Debt Service Coverage Ratio).
We will evaluate the project and experience of the investor and see if it fits our company’s
guidelines. The investor can be pre-approved in as little as one day. After someone is pre-
approved, they can access and fully complete the application online and upload all necessary documentation.
Once the application is fully complete and all documentation is received (including the Appraisal) funding can occur in as fast as 72 hours.
Borrower must be a U.S. Citizen or a permanent resident alien. LLC or Corporation must be a U.S.-domiciled company with a current (30 days or less) Certificate of Good Standing.
All loans are recourse in the form of a personal guaranty. We offer non-owner-occupied
investment loans for 1–4-unit residential properties. These loans are 30 year fixed rate loans with a 5 year declining prepayment penalty that can be bought down.
